HWS Immobilien- und Vermögensverwaltung GmbH, the family office of the Schommartz family, has completed the acquisition of the CAP Kiel experience and commercial complex. The property is located at Kaistraße 54-56 in Kiel city centre. With this acquisition, HWS is taking over one of the prominent commercial properties at Kiel's central arrival point.

The complex was built in 1994/1995 and extensively remodelled in 2009/2010. It comprises a gross floor area of over 40,000 sqm. The usage structure includes a hotel with 124 rooms, a CinemaxX with nine screens and approximately 900 seats, various catering establishments, and a bowling alley with 16 lanes. Further leisure and service offerings are integrated. A car park with over 400 spaces is available around the clock.

Location factors and potential

The particular quality of CAP Kiel results from its direct connection between the city centre, the railway station, and the water. The centre is connected to Kiel Central Station, which is frequented daily by around 37,000 travellers and visitors. The Central Bus Station, the city centre, Kiel Fjord, and international ferry and cruise terminals are all within walking distance. PORT OF KIEL recorded a total of 2.7 million passengers in 2025, including 1.11 million cruise guests. This location makes it possible to reach not only Kiel's urban population but also commuters, business and hotel guests, as well as a regional and international audience.

HWS plans to modernise CAP Kiel structurally and technically, and to enhance its architectural appeal. A repositioning in the market is intended. It is planned to establish another high-frequency anchor tenant that will shape the profile of the location. In parallel, the existing strengths of the ensemble will be further developed and complemented by contemporary, high-quality catering, leisure, and service offerings. The aim is to increase the quality of stay and create a stronger functional connection between the railway station, the city centre, and the waterfront location.

Moritz Alexander Schommartz, Managing Director of HWS, commented on the acquisition. He emphasised that CAP represents the first impression of Kiel for many people, and the special location by the Fjord and the Central Station is a commitment. The intention is not just modernisation, but the establishment of a clear, high-quality identity and a new quality of stay. The core of the strategy is the modernisation and integration of another strong anchor tenant. The aim is to create a lively arrival and experience hub that appeals to the Kiel population as well as commuters, hotel, ferry, and cruise guests.
