The private equity firm Longpoint Partners has purchased an industrial complex totalling 121,579 square feet in Miami-Dade County for $38.8 million. This transaction, announced on 7th July 2026, corresponds to a purchase price of approximately $319 per square foot.
The acquired portfolio comprises three separate warehouses. Two of the buildings, with a combined area of 94,500 square feet, are located at 7200 Northwest 84th Avenue. The third warehouse spans 27,079 square feet and is situated at 8251 Northwest 70th Street. All three properties are located in Medley, approximately half a mile west of the Palmetto Expressway.
The acquired warehouses are fully leased to about a dozen tenants, according to reports from the Business Journals, which first broke the news of the sale. This type of fully leased small-bay industrial space is particularly attractive to investors in the current market environment.
The sellers of the properties, Martha and Ruben Artiles, had owned the 5.2-acre properties since the 1980s and 1990s. They were unavailable for comment. The locations of the warehouses in Medley, near major transport arteries, underscore their strategic value for logistics and distribution in the region.
Longpoint Partners is highly active in the industrial real estate market in South Florida. The Boston-based firm has already made significant acquisitions in recent years, solidifying its position in this sector. A representative for Longpoint was unavailable for immediate comment.
