MHP Hotel AG has signed a lease agreement for the realisation of a new Autograph Collection hotel in Düsseldorf. The construction project, which will be implemented in collaboration with the project developer Midstad, envisages the opening of the premium hotel with approximately 180 rooms by 2029. This will be situated in a building complex on Kasernenstraße, close to Königsallee. A necessary franchise agreement with Marriott International has been concluded for this purpose. The hotel's concept is designed to combine the site's history with contemporary architecture, individual design and international hospitality.

With this venture, Midstad is developing a central inner-city location into a mixed-use quarter. The properties at Kasernenstraße 6 and the Carsch-Haus will be more functionally and architecturally connected. The new hotel represents one of the core components of the future use, supplemented by high-quality retail and catering spaces, and contributes to revitalising the location. Düsseldorf is regarded as a significant business, trade fair, and fashion hub and is one of Germany's leading hotel markets.

The Carsch-Haus, a neoclassical building designed by Otto Engler, was initially opened in 1915 as an exclusive department store. Its striking sandstone façade shaped the cityscape early on. For the construction of the Heinrich-Heine-Allee underground station in the early 1980s, the listed building was dismantled. Between 1979 and 1984, the historic façade elements were translocated, and the building was reconstructed true to its original form at its current location. After years of limited use, the site is now gaining a new perspective through the impending redevelopment. The revitalisation foresees a combination of historical building fabric and contemporary architecture. The existing building on Kasernenstraße will be comprehensively modernised and an additional floor will be added.

The aim is to create a sustainable and future-proof inner-city location with a high quality of stay. A DGNB Platinum certification for existing buildings and a WiredScore Platinum certification are being sought. The project aligns with the ethos of the Autograph Collection, which is characterised by individual architecture and unique stories.

Dr. Jörg Frehse, CEO of MHP Hotel AG, commented on the transaction. He emphasised that this project secures another long-term attractive location in one of Germany's strongest hotel metropolises. He highlighted the architectural quality and development potential of the complex, combined with an established brand. According to him, the company's asset-light model enables the securing of prime locations without direct capital commitment in real estate, ensuring the necessary speed for the company's growth. The new hotel project is a strategically and economically fitting addition to MHP's portfolio.

Dr. Kevin Meyer, Managing Director at Midstad, explained the overall vision. He stressed that the redevelopment on Kasernenstraße creates more than just a hotel by sustainably transforming a defining inner-city location. The goal is a vital and future-proof usage concept comprising a hotel, retail, gastronomy, and public life. The Autograph Collection hotel acts as an important anchor element in this. Meyer further emphasised the choice of MHP as an experienced operator capable of translating the site's history into a distinctive hospitality concept. Together, a place will be created that respects the tradition of the Carsch-Haus while setting new impulses for Düsseldorf's city centre.

With this hotel project, MHP Hotel AG continues its growth strategy in the premium and luxury segment. The company pursues the expansion of its portfolio at established locations in the DACH region by focusing on international brands, long-term operator agreements, and properties with repositioning or development potential.
