In the second quarter of 2026, Montano Real Estate GmbH received a far-reaching investment and asset management mandate from two pension funds belonging to a German group. The volume of the mandate amounts to approximately EUR 750 million.
Montano has been entrusted with the strategic further development and active management of a real estate portfolio, which includes both directly held properties and properties administered via a special AIF. The mandate covers a total of 26 properties with a total rental area of over 438,000 square metres.
The portfolio's focus is on the old federal states. Office and logistics usage types are almost equally distributed within the portfolio. The objective of the cooperation is to ensure the sustainable value development of the portfolio, generate stable cash flows, and at the same time implement adequate risk management.
Strategic Orientation and Portfolio Development
Sebastian Schöberl, Managing Partner at Montano, stated that taking on this mandate confirms their expertise in active asset management and their ability to manage complex portfolios for institutional investors. He emphasised the importance of specifically identifying opportunities and proactively developing assets in a challenging market environment.
Montano plans to apply its established approach of active asset optimisation, sustainable portfolio development, and clear strategic alignment. Julius Falcinelli, Executive Director at Montano, added that a portfolio of this category requires precise management at both the property and portfolio levels. He highlighted that the focus is on consistently unlocking the potential of individual properties and implementing leasing and value creation strategies to strengthen the long-term performance of the overall portfolio.
This mandate underpins the growing importance of specialised asset managers for institutional investors and expands Montano's existing mandates in the commercial real estate sector.
