The ROSA-ALSCHER Group has mandated MVGM with the property management for the ZAM urban district in Munich-Freiham. The official contract signing took place during this year's EXPO REAL in Munich. ZAM is designed as a multi-layered project, combining residential, office space, retail, and gastronomy across a rental area of approximately 110,000 square metres. This diversity of uses necessitates specialised management that coordinates the varying requirements of different tenants, users, and visitors.
Criteria for Partner Selection
Several aspects were crucial for the ROSA-ALSCHER Group when selecting the property manager. In addition to MVGM's proven expertise in handling residential, office, and retail properties, as well as their local presence in Munich, the personal rapport and the form of collaboration were paramount. Emphasis was placed on personal commitment, efficient decision-making processes, and a partnership-based approach to ensure consistent and reliable management of the district. MVGM has around 400 employees nationwide across 13 locations.
Richard van de Beek, Head of Asset Management and Leasing at the ROSA-ALSCHER Group, stated that ZAM, in its complexity, goes far beyond the sum of its individual areas. He emphasised that the diverse uses and high visitor frequency converging there required a property manager who not only mastered the processes but also demonstrated a strong connection to the property and its tenants. MVGM, he noted, had convinced them not only with its professional expertise but particularly through personal commitment and a partnership-oriented attitude.
Coordination of Asset and Property Management
The ROSA-ALSCHER Group is responsible as the developer of ZAM and oversees the further development of the district within the framework of asset management. The tender process for property management was supported by RedBoots Asset Management, which contributed its industry knowledge. Nevén Grzeta, Managing Director at RedBoots Asset Management, highlighted that it was crucial to implement the owner's specifications and ensure that operational management functioned not just theoretically. The tender process therefore focused on transparent responsibilities, robust processes, and personal competence and availability.
Thorsten Czoske, Managing Director Commercial Real Estate at MVGM Germany, explained that his company was able to impress with its management concept. He expressed his pleasure that the experienced team at the Munich location could now bring its expertise to the various asset classes. Czoske also voiced the prospect of wanting to expand the collaboration beyond ZAM. MVGM will handle ongoing management, coordination of external service providers, and tenant support. The aim is to harmonise the specific requirements from the residential, office, retail, and gastronomy sectors in the daily operation of the district.
