he cost of living in big cities has led many Americans to seek a slower pace of life in small towns. These hidden gems offer top-notch amenities at an affordable price tag, making them attractive alternatives to urban centers.
To find these affordable small towns, Realtor.com's data team analyzed real estate and Census Bureau data across the US. They identified micropolitan areas with a population between 10,000 and 50,000 residents and calculated the rate of dining, entertainment, recreation, and quality-of-life business establishments per 100,000 residents.
The resulting list highlights towns that are not only affordable but also offer a range of cultural institutions, universities, and recreational opportunities. The Midwest and Northeast regions dominate this list due to their affordability and rich cultural heritage.
According to Seamus Nally, CEO of TurboTenant, many of these small towns are attractive because they're far more affordable than nearby big cities. They offer decent population sizes, community events, and entertainment options without breaking the bank.
These towns also boast lower housing costs, making it possible for hopeful homebuyers to afford buying a house instead of renting an apartment in urban centers.
Here are the top 10 most affordable small towns on Realtor.com's 2024 list:
1. Branson, MO - Median list price: $274,950
Branson is known as "the entertainment capital of the Ozarks," with over 50 theaters and venues hosting live music, comedy, and magic shows year-round.
2. Springfield, IL - Median list price: $209,900
Springfield boasts a mix of culture and history, with a low cost of living and a sense of community. Residents enjoy recreational sports, parks, and an active arts scene.
3. Sandusky, OH - Median list price: $337,950
Sandusky is a coastal getaway on the shores of Lake Erie, offering easy access to nearby islands and Cedar Point amusement park.
4. Glens Falls, NY - Median list price: $352,450
