ristar Realty Group has secured approval from the Los Angeles City Council to build a 95-unit apartment building in Reseda, overcoming an appeal by environmental advocates. The seven-story structure will replace a commercial space and feature 11 affordable apartments in exchange for density bonus incentives.
The Encino-based developer, led by Yousef Kashani, specializes in various commercial properties, including apartment buildings and medical plazas. To justify the larger building size, Tristar employed density bonus incentives, which allowed them to construct more units than zoning rules permit in exchange for providing affordable housing for low-income households.
The project, designed by Alan Boivin, will include one- and two-bedroom apartments above parking for 102 cars, with exterior and interior balconies. The building's design features a gray and white color scheme with purple trim. While the cost and timeline for development were not disclosed, Tristar has previously completed notable projects, such as the $50 million Ventana Medical Plaza in Tarzana.
This approval comes after Tristar was cleared to build a 90-unit assisted living apartment complex in Encino last December. Founded in 2008 by members of the Kashani family, Tristar Realty Group focuses on developing commercial properties across Los Angeles.
