The company, based in Florida, pulled 534 permits in the third quarter, accounting for 61% of the city's total 875 permits filed during that time. This dominance is a significant increase from previous years, with Lennar now one of the most active homebuilders in the city.
KB Home trailed far behind, filing just 47 permits and accounting for only 5% of residential filings in the third quarter. M/I Homes, an Ohio-based builder expanding its presence in San Antonio, secured the third-most permits, although the exact number was not reported.
Lennar's focus on building entry-level homes in the city's South, West, and Far West sides has contributed to its success. The company holds a significant amount of land in these areas, positioning it to meet growing demand for housing. In contrast, areas around downtown, midtown, and the north and northwest sides have seen less residential development due to high land prices.
San Antonio's housing market remains strong, with home starts increasing 30% in the second quarter compared to the previous year. This growth outpaces other major Texas cities, including Houston, Dallas-Fort Worth, and Austin. Lower-end homebuilding is expected to be a profitable area of investment, as evidenced by Berkshire Hathaway's significant investments in volume homebuilders last year.
