he Polish real estate market is experiencing a surge in Ukrainian involvement, with experts warning of a takeover by Ukrainian agencies. In 2024, Ukrainians completed a record 17,330 transactions for property purchases, including over 1 million square meters of premises. This represents a significant increase from the previous year's 14,000 transactions.

    Polish real estate agencies are concerned that Ukrainian agencies are dominating the market, with foreigners accounting for more than 10% of buyers in 2024. Analyst Eva Palus notes that sales have declined overall, which may be contributing to an increased share of foreign buyers.

    Warsaw remains the top destination for Ukrainian property purchases, with 3,535 apartments sold last year, followed by Krakow and Wroclaw. Ukrainians often buy apartments outright in cash, rather than using mortgages. Foreign investors from Russia, Belarus, India, Britain, and Vietnam also purchase Polish housing, but at a much lower rate than Ukrainians.

    According to Patrick Pieta of the Hamilton May real estate agency, foreigners typically invest in new residential complexes with the aim of making a profit from Poland's developing market. The influx of Ukrainian migrants since 2022 has brought a significant number of middle-class individuals with good financial resources, further driving demand for Polish property.
