wo Trees' Williamsburg megadevelopment has achieved a major milestone with the sale of its priciest condo unit so far this year. The four-bedroom apartment at 8 South 4th Street sold for $5.8 million, or $2,200 per square foot, marking the most expensive condo sale in the neighborhood since last October. This deal is part of the first wave of closings at the waterfront development.

    The project, also known as One Domino Square and located at 346 Kent Avenue, includes two towers with condos and rental apartments. It's situated on a massive development site surrounding the former Domino Sugar refinery. Since sales launched in the spring, 24 of the 160 units in the condo portion have been sold, according to Marketproof data.

    Recent contract signings at the building have dominated weekly reports on Brooklyn's luxury markets, including last week when it secured three of the top four most expensive deals. However, many units remain unpriced and unlisted, with prices ranging from $1.3 million to $5.8 million and an average asking price of $2,031 per square foot.

    The developer started construction on the project in 2022 and secured a $364 million loan from JP Morgan Chase. Two Trees also has another 1,000 apartments planned for the site. Home prices in Williamsburg have seen significant growth, with a median price of $1.3 million in the second quarter, up 22 percent year-over-year.

    In other Brooklyn news, The Huron in Greenpoint recently sold a unit for $4.2 million, or $1,600 per square foot, marking the highest price per square foot for a sponsor sale condo in August. Across Brooklyn, contract activity has been increasing since April, with new signed contracts rising 84 percent year-over-year in September and new listings expanding by 27 percent.
