FOX Real Estate has completed the letting of the ground floor in the office building 'Zur Helling 4' in Kiel to a service company. This transaction contributes to the almost complete occupancy of the multi-tenant property, which is characterised by its modern construction and prominent location. The property was built in 2010 and comprises a total office area of approximately 5,729 square metres. The consistent demand in this segment confirms the attractiveness of the location.
The letting of the space was facilitated by ISS Deutschland, with Oliver Siebert, Senior Letting and Tenant Agent in the Kiel office of ISS Deutschland, acting as the contact person on the broker's side. This collaboration underlines the targeted marketing strategy of the property, which has already seen success in the past.
Strategic Location and High Demand
The 'Zur Helling 4' location stands out due to its immediate proximity to Kieler Hörn. This ensures not only high visibility but also excellent accessibility. Its proximity to Kiel city centre and the main railway station significantly contributes to the property's attractiveness for various companies. The sustained demand for these spaces underscores the location's positioning as a preferred address for office use in Kiel.
Already in the previous year, Förde Sparkasse was secured as a tenant for approximately 1,400 square metres of office space in this property. The recently concluded contract reduces the number of remaining vacant spaces to a minimum. Franziska Lorenz, Senior Project Developer at FOX Real Estate, commented that this letting success is proof of the property's continued attractiveness and location, and that existing demand confirms this.
The high occupancy rate of the 'Zur Helling 4' property underlines the quality of the asset and its significance for the Kiel office market. With the current letting, only a few, smaller spaces remain available in the property, which reflects the success of its positioning and marketing.
