OSMAB Holding AG and ALCARO Invest GmbH have successfully completed the Log Plaza Colonia 3 logistics development in Cologne-Porz. The handover of the space to logistics service provider DACHSER took place on schedule. The company occupies around 23,000 square metres of warehouse space for contract logistics at the site and plans to deploy up to 60 employees there. Execution of the overall project was handled by general contractor BREMER West GmbH & Co. KG.
On the approximately 59,200-square-metre site at Rudolf-Diesel-Strasse 8, a complex with a total usable floor area of around 33,000 square metres has been developed since construction began in September 2025. The property is divided into four rental units offering a total of around 29,900 square metres of warehouse space, complemented by office and social amenities. The external infrastructure includes 110 car parking spaces, six lorry parking bays, and 65 bicycle spaces.
Sustainability concept and modern energy supply
A key component of the new build is its energy concept. A photovoltaic system with an output of around 3.66 MWp was installed on the roofs of the complex, currently representing the largest contiguous rooftop photovoltaic installation in the Cologne urban area. The project is aiming for DGNB Gold certification. The specification is complemented by a high-grade building envelope, energy-efficient building services, charging facilities for electric vehicles, and provisions for future charging infrastructure for electric lorries.
Anton Mertens, Management Board member at OSMAB Holding AG, emphasises the importance of qualitatively upgrading existing commercial space in Cologne's geographically constrained market. Markus Kroner, Managing Director of ALCARO Invest GmbH, highlights that the early alignment of occupier requirements, structural efficiency, and sustainable energy supply formed the basis for the tailored delivery. On the occupier side, Jörg Jonas, General Manager European Logistics at Dachser Cologne, explains that the direct proximity to the existing Cologne branch facilitates short journeys and sustainably strengthens contract logistics locally.
Transport links and historical responsibility
Log Plaza Colonia 3 benefits from a strategically advantageous transport location between Cologne city centre and the airport, with direct access to the Autobahnkreuz Köln-Ost motorway junction. Alongside its logistics functions, the site sets a tone of remembrance: the large-scale mural 'Erinnerung verpflichtet' by artist Falk Lehmann, alias AKUT, commemorates the year 1933, when the early National Socialist protective custody camp 'Am Hochkreuz' was situated on these grounds. The artwork links portraits of Anne Frank and Margot Friedländer, anchoring the culture of remembrance permanently on Rudolf-Diesel-Strasse.
