Paribus has completed the WESTWERK development project on the historic Theodorhof in Hamburg-Bahrenfeld as planned. The commercial quarter, consisting of four new buildings and a refurbished historic coach house, was finished at the end of February 2026. The approximately 4,800 square metres of rental space are designed for companies from various sectors and offer a modern fit-out standard.
Immediately after completion, the first four tenants occupied their spaces in WESTWERK. The existing industry mix, ranging from event management to technology, healthcare, and services, illustrates the flexible use of the location. The ensemble combines the identity of the Theodorhof with the requirements of contemporary work environments. The architecture integrates the character of the area with modern building structures, appropriate technical infrastructure, and high energy standards. The outdoor areas are designed as meeting places and connect the individual building units into a cohesive quarter.
The development of WESTWERK began with the handover of the plot in June 2023. The design for the infill development and further development of the area was created by agn Leusmann and contributes to the urban enhancement of the entire Theodorhof. With construction starting in November 2024, Schmeing Bau GmbH took over the structural implementation of the project as general contractor. Florian Sauer, Managing Partner of Paribus Development, highlighted that a modern commercial location has been created, preserving the historic character of the Theodorhof while offering space for various companies and forms of work. Kristin Sammüller, Paribus Project Manager, emphasised that the timely completion of the project within budget was the result of close, solution-oriented, and collaborative teamwork among all project participants.
All WESTWERK buildings comply with the KfW-55 standard. Energy supply is provided by a concept using heat pumps and photovoltaics. This enabled the realisation of a modern and sustainable quarter development in a historic setting, considering renewable energies.
