PATRIZIA, a global real assets service provider, has completed the sale of a residential property in Copenhagen's South Harbour district. The buyer of the asset is a Scandinavian pension fund. The transaction is based on a purchase price of approximately EUR 92 million. The property was originally acquired by PATRIZIA for about EUR 55 million and transferred to the public AIF "Kopenhagen Südhafen".

The now realised sale price represents an increase in value of approximately 68 percent compared to the original acquisition value. The company initiated a structured sales process at the end of 2025 to achieve a sale on favourable terms, given the positive value development and its own market experience.

For the fund's investors, this transaction means a doubling of the capital invested. Depending on the timing of entry into the fund assets, this corresponds to an average distribution of up to 13.4 percent per annum. The formal dissolution of the affected fund is scheduled for 2027.

He emphasised that the successful sale demonstrates how active asset management, precise location selection and a long-term investment strategy can deliver positive results even in a volatile market environment. The achieved sale price significantly exceeded the most recently determined valuation, which underscores the high quality of the asset and the attractiveness of the Copenhagen housing market.

The residential complex is located in the South Harbour district, one of Copenhagen's most dynamic development areas. This young district is characterised by its connection to the city centre, modern infrastructure, and persistently high demand for contemporary housing. PATRIZIA took over the property as a turnkey new build in 2016 and actively managed it throughout the holding period.
