The joint venture, a cooperation between Patron Capital and INBRIGHT specialising in last-mile logistics and light industrial properties, has finalised four new long-term leases at the Max-Planck-Straße 35 site in Cologne-Marsdorf. Four existing tenants – AUT-TECH, CupCycle, MCS and Rapid Autoteile – have continued their commitments at this property, which has a total area of approximately 15,000 square metres. The newly concluded contracts cover a total of approximately 3,640 square metres.

In detail, Rapid Autoteile GmbH, a company from the automotive sector that distributes spare parts and components, has signed a long-term lease for approximately 1,570 square metres of warehouse space. CupCycle GmbH, known for its reusable cup solutions for large events, will in future use 1,070 square metres of warehouse space. In the office area of the site, AUT TECH Fertigungstechnik GmbH, specialising in the design and manufacture of fixtures and software development, has secured approximately 500 square metres of office space.

Expansion and site development

Furthermore, MCS GmbH, a construction company, has signed a long-term lease, expanding its office space by approximately 50 percent to now 500 square metres. The companies' decision to secure their presence in Cologne-Marsdorf long-term is based on the convenient transport links and the active ongoing development of the property. The property is currently undergoing specific upgrade measures aimed at increasing its sustainability performance and optimising the flexible use and third-party usability of the spaces.

Lea Birnfeld, Senior Project Manager at INBRIGHT, highlighted that the conscious decision by existing tenants for a long-term perspective underscores the importance of active asset management and a comprehensive understanding of tenant needs. She explained that the site is being consistently developed through targeted investments and a focus on sustainability. The property on Max-Planck-Straße is an integral part of the joint portfolio of Patron Capital and INBRIGHT, which focuses on last-mile logistics and light industrial properties in economically strong regions of Germany and Portugal.

The continued commitment of these tenants to the site underlines the attractiveness and strategic importance of Cologne-Marsdorf for companies with logistics and industrial requirements. The development of the property by Patron Capital and INBRIGHT contributes to long-term value stability and usage flexibility, which is reflected in the renewed contract signings.
