The Senior Living Transformation Company (SLTC) and Sabal Investment Holdings have secured $50 million in financing. This capital will be used to acquire and modernise two senior living communities specialising in assisted living and memory care: Daylesford Crossing in Paoli, Pennsylvania, and The Villages of Windcrest in Fredericksburg, Texas.
According to a press release, Protective Life provided the debt for The Villages of Windcrest, while Berkadia handled the financing for the Daylesford Crossing deal. No broker was named for the transaction.
Investment and Management Strategy
SLTC and Sabal plan extensive capital expenditure for both properties. This includes improvements in technology provision and operational processes. They will collaborate with Juniper Communities, an established provider that will manage both facilities. Arnie Whitman, founder and managing partner of SLTC, commented that these acquisitions underscore SLTC and Sabal's ability to offer solutions for sellers in this critically important real estate sector.
Daylesford Crossing is located at 1450 East Lancaster Avenue in Paoli, a town 20 miles north-west of downtown Philadelphia, and comprises 78 residential units. The Villages of Windcrest, situated at 702 West Windcrest Street in Fredericksburg, a town 78 miles west of Austin, features 81 residential units.
Market Potential and Demographic Trends
Tal Seder, Managing Director of Sabal Investment Holdings, described the two properties in a statement as “high-quality, well-located assets with value-add potential.” He referred to the demographic tailwind of the Baby Boomer generation, who will begin turning 80 in 2026. Seder emphasised that the combination of a significant, ageing Baby Boomer population and years of limited new construction is bringing the industry to an inflection point. Investments in this sector are both critical and full of opportunities.
