Quantum has acquired a residential and commercial building in Wiesbaden on behalf of an institutional investor. The property, located at Wilhelmstraße 44-46, is situated in the centre of the Hessian state capital, in close proximity to prominent cultural institutions such as the State Theatre and the Kurhaus.
The building, constructed in 2019, stands out due to its sophisticated fit-out standard, high energy efficiency, and established mix of uses. These characteristics position the property in a sought-after prime location in Wiesbaden, for both residential and commercial purposes.
Location and Property Structure
The acquired property comprises a total of 34 residential units and four commercial units. The total rental area amounts to approximately 4,380 m². Of this, around 2,800 m² is residential space and approximately 1,580 m² is for commercial uses. Apartment sizes vary from two- to five-room units, with a significant proportion of the flats featuring loggias and all townhouses equipped with roof terraces.
Martin Berghoff, Managing Director at Quantum, commented on the acquisition, stating that the purchase continues the collaboration with the investor and represents their first joint acquisition in Wiesbaden. He highlighted that the property on Wilhelmstraße is a high-yield asset in a prestigious location, benefiting from strong demand in the residential segment and stable returns in the commercial sector.
Transaction Details and Advisory
The transaction was executed as an asset deal. The parties involved agreed not to disclose the specific purchase price. BNP Paribas Real Estate provided advisory support to the seller throughout the entire sales process.
This acquisition underscores the investor's strategy to invest in properties characterised by a combination of central location, high-quality features, and a robust tenant base, in order to secure stable long-term returns.
