Remax Germany is expanding its digital platform with an AI-powered search function based on natural language. Prospective buyers and tenants can now formulate what they are looking for in free text. The system complements the conventional search via fixed filters for location, price or number of rooms, and draws on a nationwide portfolio of around 8,500 property listings.
The innovation is aimed specifically at property seekers who prefer to describe their favoured location and features rather than narrowing them down rigidly. Searches such as a semi-detached house with a pool in the garden in the south of Munich, a studio flat near the Berlin S-Bahn ring, or a flat with a balcony in a well-connected location in Frankfurt am Main can be processed more precisely via text search than via conventional masks. The artificial intelligence analyses the entered text and identifies those properties that come closest to the criteria.
Structured property data as the basis for language processing
To enable semantic processing, Remax has prepared the stored property and listing data so that AI systems can read and categorise it clearly. According to Loredana Scirè, Head of Marketing at Remax Germany, prospective clients think primarily in terms of lifestyles and ideas rather than filters when searching for a property. Technology should therefore adapt to human expression and not the other way around.
Scirè stresses that the quality of data preparation behind the listings is crucial to success. An AI system must be able to reliably process specific features alongside basic data such as location, purchase or rental price, and living space. Only through this deeper structuring can naturally formulated queries be transformed into a practical property search.
Three-country cooperation and integration with ChatGPT
The technical implementation of the free-text search was carried out as a joint effort between Remax Germany, Remax Austria and Remax Switzerland. The three national companies pooled their development resources for the German-speaking region.
In cooperation with innovation agency PROPUP, the partners simultaneously developed a standalone application for ChatGPT. Via a dedicated Remax plugin, interested parties can query around 16,000 current property listings across Germany, Austria and Switzerland. The system filters the cross-border inventory based on parameters such as location, budget, size and structural specifications.
