The Seil Group has successfully completed the first part of a segmented sale of a residential property portfolio, associated with a Berlin-based real estate company. This conclusion marks the beginning of a comprehensive restructuring strategy. Seil Solution Partners were mandated in May 2026 to act as partners for complex undertakings, overseeing the conception and implementation of this sale. The objective was the orderly dissolution of a residential portfolio, held across several companies and various financing institutions, and concentrated in locations in Leipzig and Magdeburg.
Contrary to a blanket package sale, the Seil Group pursued a strategy of individualisation. Each property was individually appraised, precisely positioned, and brokered to the respective acquirers through an individual property procedure. Within four months, 14 properties were notarised via the Seil Real Estate transaction platform and a specifically developed buyer-matching tool, mostly as individual transactions.
Details on the Portfolio and Transaction Volume
The implemented portfolio comprised three multi-family houses and residential complexes in Leipzig, as well as eleven properties in Magdeburg. In total, this amounted to approximately 232 residential units with a rental area exceeding 15,000 square metres. The transaction volume realised for this first phase is in the mid double-digit millions range. Tobias Pföhler, Head of Sales at Seil Real Estate, who was responsible for the sale together with Luca Niemann and Amrit Brar, emphasised that the demand from private buyers for individual residential properties in these cities is high, which underscores the strength of the individual property procedure.
The approach of a structured individual sale of multi-family houses from an overall portfolio enabled an orderly and predictable transfer of the assets to the market. This led to a viable outcome for all parties involved, particularly in close coordination with the various financiers from the Volks- and Raiffeisenbanken network. Maximilian Seil, founder of the Seil Group, highlighted that special situations are resolved through structure, not through blanket discounts. He explained that they created fourteen independent, marketable transactions instead of writing off an entire portfolio.
Continuation of the Sales Strategy
The second part of the portfolio is set to commence in October 2026. From this point, the Seil Group will continue the marketing of ten additional properties and various residential ownership packages in and around Leipzig and Magdeburg, following the same principle.
