The Bremen-based Specht Group has concluded a purchase agreement with the state-owned WohnRaum Niedersachsen GmbH, comprising 54 subsidised residential units in the "Neue Ortsmitte Brinkum" project in the municipality of Stuhr. This transaction stipulates that the Specht Group will undertake the planning and turnkey realisation of the residential project as the property developer. The entire site, which is still in the stripping-out and demolition phase, also includes approximately 300 square metres of commercial space, which will remain the property of the Specht Group and is intended for rental. Completion of the building is expected for early 2028.
All residential units in this endeavour are designed as subsidised housing and are aimed at individuals holding a housing entitlement certificate. The planned flats vary in size to accommodate singles, couples, and families. An architectural competition held in 2023 laid the foundation for the design of the new town centre.
Significance for WohnRaum Niedersachsen GmbH
For WohnRaum Niedersachsen GmbH, this commitment represents its seventh project acquisition. The company, which focuses on the acquisition and securing of subsidised housing in Lower Saxony, has thus contractually committed approximately 590 flats nationwide for its future portfolio. Sylva Viebach, Managing Director of WohnRaum Niedersachsen, stated that the negotiations were characterised by appreciation and reliability from the outset. She emphasised the role of WohnRaum Niedersachsen as a partner to the housing industry and a reliable end investor, building bridges for the creation of subsidised housing even outside metropolitan areas.
Rolf Specht, company founder and managing partner of the Specht Group, highlighted the quality of the collaboration. He pointed out that the creation of affordable housing in familiar surroundings for all age groups is becoming increasingly important, and the project in Stuhr contributes to enabling an independent life in a central location. The Mayor of Stuhr, Stephan Korte, welcomed the investment. He emphasised that the creation of subsidised and affordable housing in the Neue Ortsmitte Brinkum is an important step for the development of the municipality, especially in rural areas and in the vicinity of larger cities.
District Development and Total Investment
The development of the "Neue Ortsmitte Brinkum" integrates further projects. These include the "Sparkasse am Markt" for Kreissparkasse Diepholz, currently under construction, which comprises bank premises, 32 modern one- to four-room flats, and additional commercial spaces, including for gastronomy. Furthermore, the Specht Group plans a property with more than 90 apartments for assisted living on the opposite side of the market square. An adjacent, currently vacant hotel will be extensively modernised and brought back into operation. In total, the Specht Group is investing around EUR 75 million in the development of the Neue Ortsmitte Brinkum.
