Stadtfelder Wohnungsgenossenschaft eG (DSW) has acquired the heritage building "Kleiner Stadtmarsch 9" located on the Elbe island in Magdeburg-Werder. The transaction was mediated by Aengevelt under an exclusive mandate from the seller. The purchase price has not been disclosed.
The property is situated directly on the Elbe and offers an unobstructed view of Magdeburg Cathedral and the city skyline. The property comprises 14 residential units with a total living area of approximately 1,310 square metres. Additionally, there are 26 outdoor parking spaces for cars.
Preservation of a Heritage Building
Jens Schneider, Technical Director of DSW, emphasised that the acquisition of a special building took place in a special location. DSW intends to preserve this heritage building for future generations, which poses particular demands on modernisation, to be implemented with great care. The location on the Elbe island combines an exposed view with good access to the city centre.
Jörg Koßmann, Commercial Director of DSW, added that the acquisition is part of the cooperative's strategy to secure existing properties long-term and enable members to enjoy high-quality living permanently. The possibility of this acquisition underscores DSW's solid economic position, from which all members benefit.
Focus and Mediation
The previous owner decided to sell the property as part of a strategy to concentrate on their core market in the commuter belt around Berlin. For the seller, it was important to entrust the property, due to its excellent qualities, to responsible hands to ensure a long-term positive outlook. André Bühlig, Deputy Branch Manager at Aengevelt Magdeburg, explained that Stadtfelder Wohnungsgenossenschaft was found to be the ideal buyer. Aengevelt carried out a selective approach to potential buyers with a suitable search profile to do justice to the property's special characteristics and qualities, as well as the seller's objectives. The buyer, thanks to their market knowledge, recognised the property's potential and secured it.
