In Berlin-Friedrichshain-Kreuzberg, preparatory work for the 'Holzmarktstraße 51' construction project has commenced. Demolition of the existing swimming pool on Holzmarktstraße has been underway since 13 July 2026. This step paves the way for the development of a modern building ensemble integrating various forms of use.

The above-ground demolition of the swimming pool is scheduled to be completed by mid-August 2026. The full demolition work, which also includes subterranean structures, is expected to be finished by mid-September 2026. A new building is planned for this site by 2030, which envisages a harmonious combination of swimming, residential, office, and commercial spaces.

The central element of the new building project is the revitalisation of the Holzmarktstraße swimming pool. This will be made available to the Berlin population in an expanded form. In addition to swimming facilities, the 'Holzmarkt 51' project complements the existing neighbourhood character with diverse offerings. This includes the creation of approximately 375 apartments, specifically designed for students. Furthermore, around 4,600 square metres of office space with flexible layouts are planned to meet varying requirements. The ground floor zone will house approximately 1,500 square metres of retail space.

The usage concept is rounded off by the integration of accessible green spaces on the roof and the design of attractive inner courtyards, which aims to enhance the quality of stay throughout the area. The Holzmarktstraße 51 venture is a collaborative project and is supported by the state-owned berlinovo and the Berliner Bäder-Betriebe. This cooperation is intended to secure the implementation of the complex project and take into account the diverse requirements of urban development.
