Verdion, a company specialising in pan-European logistics properties, has received the official building permit for the Verdion CoreHub Rastatt. This undertaking, whose value potential is estimated at approximately 45 million Euros, represents a significant development step within the company's second European logistics fund, VELF 2. A modern Class A logistics property is being constructed at the Rastatt site.

The planned property will cover an area of 19,573 square metres and will integrate two highly equipped warehouse units. These units will include office, technical, and team areas. The location at Hohlohstraße 13 is strategically favourable, less than ten minutes' drive from the A5 federal motorway. The connection to the regional transport infrastructure is to be rated as excellent. The site is located in one of Southwest Germany's most established industrial and logistics corridors and ensures efficient connectivity with national and cross-border supply chains, particularly towards the German-French border.

Details on Project Implementation and Sustainability

Following receipt of the building permit, construction for the project is scheduled to begin promptly, with an anticipated completion in July 2027. Sebastian Achten, Leasing Development Director at Verdion, stated that the building permit represents an important milestone, enabling the rapid commencement of construction work. He emphasised the attractive prospects of the Rastatt site for various user groups, resulting from its excellent location and the high quality of the planned areas, with the immediate proximity to the A5 highlighted as a crucial locational advantage.

Tobias Heinz, Head of Technical Development – Germany at Verdion, added that the new property is designed for high functional and quality standards and will enable 24/7 operations. Special features include flexible floor plans, efficient traffic management for heavy goods vehicles, and side loading options. These characteristics create optimal conditions, especially for potential users from the automotive industry. An aspired DGNB Gold certification underscores the fulfilment of current sustainability and operational standards, thereby aiming to realise a future-proof and resiliently designed property with long-term added value for its users.

Strategic Investments in the European Logistics Market

Verdion's value-add fund VELF 2 focuses on the acquisition and repositioning of logistics properties in Northern Europe, with an emphasis on assets that are undercapitalised or whose potential has not yet been fully exploited. With a broadly positioned team, Verdion covers all services from planning and development to operation in-house and implements refurbishment and development projects entirely under its own management.

In addition to the project in Rastatt, Verdion has secured further sites for VELF 2 since early 2026. These include a former production site north of Cologne for an urban logistics hub with a value potential of 95 million Euros, a brownfield site in the Brøndby submarket in the greater Copenhagen area for a modern urban logistics property worth 69 million Euros, which is already pre-leased to the Danish online grocer nemlig, and a site in the logistics corridor southwest of Stockholm, where an urban logistics and business park is under construction. Most recently, in June this year, the acquisition of an urban logistics development plot on the Munich motorway ring road was announced, where a LiteHub with a value of 96 million Euros is to be speculatively developed for VELF 2. Goldbeck has been appointed as the general contractor for the Rastatt project.
