ZBI Group takes over completion of the Central 378 urban quarter in Düsseldorf

The ZBI Group has taken responsibility for the continuation of the “Central 378” project development in Düsseldorf’s Flingern district. This step follows the insolvency of the original project company, which led to the cessation of construction activities. ZBI is now preparing the necessary steps to resume work on the quarter.

The takeover is based on precise coordination with the insolvency administrator of the project company, lawyer Dr. Jens Schmidt from the law firm Runkel Rechtsanwälte PartG mbH. ZBI is also in close dialogue with the state capital Düsseldorf to ensure the continuation of the project in line with urban development. The ZBI Group had already acquired the project development in 2022 as part of a forward deal.

The “Central 378” quarter is being built on a plot of approximately 6,100 square metres on Erkrather Straße. The concept envisages a mixed-use development, including flats, furnished apartments, as well as office and commercial spaces. A portion of the flats will be realised as subsidised and price-capped housing, which addresses demand in the Düsseldorf rental market.

Background and objectives of project continuation

The K22 building section on Kiefernstraße is not part of the current takeover. Responsibility for this segment, whose concept was developed by Planwerkstatt 378, remains with the insolvency administrator. The ZBI Group’s efforts are focused on the swift completion of the core project.

Hans-Peter Hesse, Chief Investment Officer of the ZBI Group, emphasised the importance of continuing the project: “The continuation of ‘Central 378’ is about carrying forward the modern and innovative urban quarter in Düsseldorf and resuming construction activities promptly. We are currently preparing the next steps to realise the completion quickly and provide high-quality housing in a highly sought-after rental market.”

The project in Flingern is of public relevance. The development of the site has been intensively discussed and further developed in coordination with the city administration over recent years. ZBI builds upon this history and intends to continue the dialogue with the state capital Düsseldorf, also regarding quarter-related matters. The aim is to constructively support the site development, taking into account the project’s specific location in the district. Planning and tendering for the remaining works are already underway. The recommencement of construction measures is scheduled for the second half of 2026, with the phased completion of the building sections planned by mid-2027.
