The One World Trade Center is almost fully leased following a new agreement with an artificial intelligence (AI) company. Mercor, which specialises in using human experts to train AI algorithms, has signed a five-year agreement for 25,550 square feet (approx. 2,373 sqm) on the 77th floor of the office skyscraper in Lower Manhattan, the Durst Organization announced on Tuesday. The Durst Organization owns the building.
This deal marks a significant milestone for the iconic building. With this latest lease, the occupancy rate of One World Trade Center stands at 95 percent, as confirmed by Eric Engelhardt, Executive Director at the Durst Organization. Mr Engelhardt also stressed that another large transaction for the top section of the tower is impending, which will raise the occupancy rate to eventually 98 percent. The name of the tenant in question has not yet been disclosed.
The One World Trade Center is increasingly proving to be a preferred location for technology companies. Other tenants from this sector include the gaming company King, which developed the Candy Crush platform, and the search engine company Ideeli. These companies contribute to the diversification of the tenant portfolio and underline the attractiveness of the location for innovative industries. Other renowned companies such as Reddit, Moody's and Deutsche Bank have also opted for space in One World Trade Center.
The building, which is co-owned by the Port Authority of New York and New Jersey, is one of the largest in New York City with 3.5 million square feet (approx. 325,160 sqm) of office space. The Durst Organization is responsible for leasing activities and management. The transaction for Mercor was represented by Alex D'Alto of CBRE. Durst was advised internally by Mr Engelhardt and Karen Kuznick, additionally by a team from Cushman & Wakefield comprising John C. Cefaly, Ethan Silverstein, Michael Burgio, Mary Ann Tighe, Adam Foster, David Itzkowitz and Meredith Mates.
This lease agreement confirms the ongoing trend of consolidation and expansion of technology companies, particularly in the AI sector, into prime office properties. The strategic location and modern infrastructure of One World Trade Center appear to be decisive factors in this. The full occupancy of the tower, especially after the challenges of recent years in the office market, sends a positive signal for the Lower Manhattan location.
