The AVENTOS Group reports a significant letting at its Nuremberg commercial site, PAOLO. The nationwide spa provider Wellnest is expected to operate a relaxation concept there from 2027, spanning approximately 2,600 square metres. This offering includes, among other things, private areas with a whirlpool, sauna, and experience showers, which can be booked by customers. With this letting, the PAOLO commercial district, which is being developed by AVENTOS into a modern, multifunctional area, achieves an occupancy rate of over 90 percent.
Patrick Ibler, Head of Development Southern Germany at the AVENTOS Group, explained the project's development. He highlighted that PAOLO exemplifies the potential of repurposing former mono-structured office properties. An originally classic single-tenant property has been transformed into a highly flexible multi-tenant building through targeted further development and opening up to diverse uses. Ibler emphasised that the combination of office, commercial, fitness, wellness, and local supply offerings significantly increases the attractiveness of the location for both tenants and users.
Concepts such as Wellnest, according to Mr. Ibler, underscore this transformation and position PAOLO as a pioneer in the conversion of existing office properties. Ozan Baran, Head of Expansion at Wellnest, confirmed the company's presence in Nuremberg following a series of locations in other major cities. The area's convenient transport links ensure optimal connection to regional and national transport networks, which particularly supports the logistical requirements of tenants.

The PAOLO project demonstrates a structural change in property use, where the integration of various functions contributes to the value enhancement of the properties. The development of PAOLO into a mixed-use area reflects the current market demand for flexible and diversified property concepts.
