On 15 October 2026, the official groundbreaking ceremony took place for a current residential construction project by BIP Immobilien Development GmbH. The project is located at Siemensstraße 7 / Kantnergasse 56 in Floridsdorf, Vienna's 21st district. The plan is to construct 27 owner-occupied flats, characterised by a combination of well-conceived floor plans and generous open spaces. The endeavour is designed to facilitate the acquisition of residential property.
The designed residential units comprise 2- to 4-room flats with living areas ranging from approximately 31 m² to 104 m². Each of these flats will feature a private outdoor area, configured as a private garden, terrace or balcony, depending on its location. A special feature of the project is the creation of two maisonette flats on the top floor, which extend over two levels, thus offering additional space and a distinctive living atmosphere.
Location and Target Group
The Floridsdorf location is characterised by advantageous connections to the public transport network. Tram lines 30 and 31 are directly accessible, and Siemensstraße S-Bahn station is in the immediate vicinity, ensuring efficient mobility. Floridsdorf is considered one of the most dynamic residential districts in the Austrian capital, which further enhances the attractiveness of the location.
Sebastian Unger, Managing Director of BIP Immobilien Development GmbH, commented on the project by highlighting Floridsdorf as one of Vienna's most dynamic residential districts. He emphasised that Siemensstraße 7 / Kantnergasse 56 would create high-quality living space offering genuine open areas, making it easier for young people and families in particular to step onto the property ladder. This orientation underscores the focus on target groups who are either looking for a new home or are interested in value-retaining buy-to-let properties as an investment.
The completion of the construction project is scheduled for the third quarter of 2028. The project primarily appeals to owner-occupiers seeking a new home, as well as investors wishing to acquire a valuable buy-to-let property in a growing market segment. The combination of well-thought-out planning, good infrastructure, and the location in a sought-after district forms the basis for the expected value stability of the properties.
