CapMan Real Estate has acquired the four-star Crowne Plaza Copenhagen hotel for the CapMan Nordic Real Estate IV (CMNRE IV) fund. This transaction represents the fund's second investment since its successful initial closing in June. The acquisition was executed via a newly established joint venture, in which CapMan Real Estate and the Danish pension company AP Pension each hold a 50 per cent stake. The purchase price was not disclosed.
According to CapMan Real Estate, the Crowne Plaza Copenhagen meets key criteria of the CMNRE IV's investment strategy. Mika Matikainen, Managing Partner at CapMan, stated that solid investment opportunities continue to be seen in selected segments of the Nordic real estate markets. He added that robust fundamentals, long-term structural trends, and the potential for real estate development through active asset management were decisive for the investment decision.
The hotel property spans approximately 29,000 square metres and comprises 366 rooms. It also features extensive conference and meeting facilities. The Crowne Plaza Copenhagen is located in the Ørestad district of Copenhagen, described as a rapidly growing business and residential area. The location benefits from excellent transport links to the city centre and Copenhagen Airport. The Bella Center convention and event venue, the Royal Arena, and the Field’s shopping centre are also in the immediate vicinity.
The operation of the Crowne Plaza Copenhagen will continue under Bellagroup, one of Denmark's leading hotel operators. The hotel has a strong market position and an established operational platform. As a capital city, the Copenhagen hotel market benefits from robust demand from both business and leisure travellers. The limited new construction supply in the market creates attractive conditions for professionally managed hotel properties in prime locations.
