The real estate company DETERA, together with HASPA PeB, has acquired the historic Scholvien-Haus in Hamburg's Old Town. This joint venture underscores DETERA's strategy to reposition existing properties with specific character in central urban locations and optimise their suitability for future working environments. The property is located at Glockengießerwall 26 and Ferdinandstraße 2.
The Scholvien-Haus, built between 1904 and 1905 according to designs by Lundt & Kallmorgen, is considered a significant office and commercial building in Hamburg's Old Town. Its listed Art Nouveau façade combines representative architecture with the history of the Kontorhäuser, which is characteristic of Hamburg. The building comprises a total area of approximately 3,400 square metres, making it an integral part of the historic cityscape at the corner of Glockengießerwall and Ferdinandstraße. The location is characterised by its centrality: the Scholvien-Haus is situated directly on the Binnenalster and in close proximity to Hamburg city centre. Excellent connections to local and long-distance public transport are also ensured by its walking distance to Hamburg Central Station.
Repositioning and Enhancement of Existing Stock
The acquired building will undergo a comprehensive redesign to enable modern working within a historic-urban context. The listed façade will be meticulously restored to regain its original splendour. The entrance area and lobby will undergo a complete redesign and are intended to serve as a contemporary calling card for the building in the future. The roof will also be structurally reworked, including the creation of a rooftop terrace, offering additional space for encounters and relaxation. Modern amenities are planned for future users, complementing daily work beyond the mere office space. This includes a modern bicycle garage with appropriate end-of-trip facilities.
The floor plans will be flexibly developed to allow for small-scale leasing. This creates versatile spaces for companies of varying sizes and enables flexible working models. Urban Commercial Midcap Strategy
The repositioning of the Scholvien-Haus combines a respectful approach to historical building fabric with a contemporary usage concept. The goal is to gradually reveal the building's qualities and establish a modern workplace in the heart of Hamburg for the long term. The transaction was brokered by BGA Invest. DETERA was advised by trûon Rechtsanwälte, ELP Steuern & Recht, as well as Witte Projektmanagement and Colliers. As part of its Urban Commercial Midcap Strategy, DETERA invests in commercial properties with an acquisition volume of up to EUR 50 million. The focus of this strategy is on the markets of Hamburg, Berlin, and Munich. The emphasis is on existing properties with development potential in established urban locations, whose existing qualities are enhanced through targeted repositioning, refurbishment, and further development to unlock long-term value appreciation potential.
