Planning approval for the DORNIEDEN Gruppe's planned residential quarter on Nesselweg in Bergheim-Ahe was granted on 28 September 2026. This marks a decisive step forward for the construction project, which envisages the creation of 83 terraced and semi-detached houses, along with two multi-family dwellings. The DORNIEDEN Gruppe had already announced the acquisition of the approximately 26,800 square metre plot in July of the current year.
The project represents the third and final construction phase within the residential development 'An der Kapelle'. Plans include 63 houses under the VISTA Reihenhaus brand and 20 semi-detached houses to be built under the DORNIEDEN Generalbau brand. Additionally, two multi-family dwellings will be built, offering a total of 39 flats and 20 apartments. These multi-family dwellings will also integrate spaces for a doctor's surgery, offices, and a childminder. The implementation of this section of the multi-family dwellings is the responsibility of Generationenquartier GmbH & Co. KG.
Location and Concept
The quarter's concept is guided by the motto 'Close to the city. Relaxed living.' It aims to combine proximity to urban centres such as Cologne and Bergheim with the benefits of a green residential environment. This particularly appeals to families who value an enhanced quality of living and life, as well as good infrastructure. The 'Rosengarten Playground' from the neighbouring second construction phase is within walking distance. The mix of different housing types is intended to foster a vibrant neighbourhood and contribute to strengthening the local infrastructure.
Mayor Volker Mießeler of the district town of Bergheim commented on the project, stating that the creation of new housing is an important location and development factor for Ahe, Bergheim, and the region. He highlighted that the new residential quarter will create an attractive and diverse living environment that integrates into the existing settlement structure while providing new impetus for the development of the district. Philipp Knufmann, Managing Director of Generationenquartier GmbH & Co. KG, emphasised that the quarter represents a modern understanding of living, which is intergenerational, sustainable, and community-oriented. The diversity of housing types enables people in different life situations to find their suitable place to live.
Timeline and Prospects
Dr. Sebastiaan Gerards, Head of the Central Branch of DORNIEDEN Gruppe, described Bergheim-Ahe as an attractive location for families. He explained that through serial planning and many years of experience, a good price-performance ratio for quality housing in an established environment with good connections can be offered. Sales for the DORNIEDEN Gruppe houses are scheduled to commence in the first quarter of 2027. Construction is planned to begin in mid-2027. Completion of the single-family houses is expected by mid-2028, while completion of the multi-family dwellings is anticipated by mid-2029.
