ABG Real Estate Group and bema group have concluded a long-term agreement with Leonardo Hotels regarding the continued operation of a hotel property in Düsseldorf. The property, located on Toulouser Allee, will henceforth operate under the name "Leonardo Smart Hotel Düsseldorf". This hotel is part of the "Leonardo Smart" brand, whose concept will first be implemented at Vienna Airport in June 2026. The brand is characterised by digital services, self-check-in options and a self-service offering to ensure a straightforward and autonomous stay for guests. Alongside this, proven hotel services and personalised service will remain available.
The property, completed in 2022 and originally serving as an H2 Hotel, comprises 250 rooms. It spans nine storeys, two of which are designed as basement levels with an underground car park. The property holds a BREEAM certification with a "Very Good" rating. The concept is complemented by flexibly usable communal and co-working areas, as well as a gastronomy offering available around the clock.
Location and Concept Integration
The hotel's location is Le Quartier Central, an urban district developed on the former site of Düsseldorf-Derendorf freight station. This district integrates living and working with retail and leisure facilities. The property's location is considered advantageous; it is approximately two kilometres northeast of Düsseldorf city centre. Quick connections to the main railway station, Düsseldorf Airport and the Old Town are provided by the nearby Wehrhahn S-Bahn and U-Bahn station.
Ulrich Höller, Managing Partner of ABG Real Estate Group, stated that an experienced and internationally established operator has been secured for the hotel project in Leonardo Hotels. He emphasised that the contemporary concept of Leonardo Smart fits well with the property and the urban environment of Le Quartier Central. Marno Matthäs, Managing Partner of bema group, added that the building was designed from the outset, in collaboration with ABG Real Estate Group, to be able to respond to changing requirements for hotel properties. The successful re-letting demonstrates that the property meets even altered operator and concept requirements, thereby offering good conditions for long-term hotel use.
bema group and ABG Real Estate Group maintain a long-standing partnership in real estate projects in North Rhine-Westphalia. Joint developments in Düsseldorf include the "Silizium", "Smart Office" and "Trigon" projects, among others. The "Green Campus" was also realised in Cologne.
