Cureus, a portfolio holder and project developer specialising in inpatient care properties, has sold two care facilities it developed to the institutional real estate fund DWS Health Care I. The transaction, an asset deal, was notarised this year, with the transfer of ownership taking place recently. The parties involved agreed not to disclose the purchase price.
The acquired properties are located in Preußisch Oldendorf, North Rhine-Westphalia, and Buchholz, Lower Saxony. Christin M. Büttner, a member of Cureus' management board responsible for real estate transactions, highlighted that the transaction underscores the attractiveness of modern, energy-efficient new-build properties for professional investors in the current care property market environment. The liquidity gained from this sale will be used by Cureus to realise its project pipeline.
Markus Wickenträger, Head of Portfolio Management European Real Estate at DWS, emphasised that the acquisition represents an investment in modern, energy-efficient, and long-term leased properties within a socially relevant market segment. The locations feature established operator structures and combine high building quality with a long-term usage perspective, which meets DWS's requirements for stable and sustainable real estate investments. These investments represent a strategic advancement for DWS's Health Care Fund.
Details of the acquired properties
The senior residence in Preußisch Oldendorf, located at Bremer Straße 9, was completed in 2022 according to Cureus' system approach, built to KfW-40 standard. The facility is long-term leased to care specialist compassio and offers 84 places for full-time and short-term inpatient care. Service facilities include a resident restaurant with a fresh kitchen, a hairdresser, chiropody services, a fireplace room, a nursing and wellness bath, and a laundry. The gross floor area of this property is approximately 4,800 square metres.
The property in Buchholz, at Soltauer Straße 56, was also structurally completed in 2017 to KfW-40 standard and according to Cureus' system approach. Here too, compassio is the operator with a long-term lease. This senior residence offers 102 places for full-time and short-term inpatient care. The facilities meet established standards and also include a resident restaurant with a fresh kitchen, a hairdresser, chiropody services, a fireplace room, a nursing and wellness bath, and a laundry. The gross floor area of the facility is approximately 5,140 square metres.
The Cureus system approach
Both senior residences were developed according to the Cureus system approach for care properties. This approach pursues uniform and high-quality standards that focus on the needs of operators, residents, and nursing staff. The construction processes and the design of the properties are optimised from the inside out. This is evident, among other things, in the size and arrangement of rooms for optimising space and routes, as well as in a well-conceived building-side fit-out.
