The FIM Group, specialising in retail properties, has acquired a food retail property in Albstadt-Ebingen, located in the south of Baden-Württemberg on the Swabian Alb. The property is leased to a Netto supermarket, which comprises a rental area of approximately 1,150 square metres and integrates a bakery in the pre-cashier area.

The Netto supermarket, with a sales area of around 800 square metres, has been located on the 5,600 square metre site on Schillerstraße since 2010. Originally built in 2007 as a Plus supermarket, the building was subsequently extended with a sub-leased bakery. Around 90 parking spaces are available to customers on the premises.

Strategic Development and Site Importance

Together with the operator, the FIM Group plans a comprehensive modernisation of the supermarket to bring it up to current technical and design standards. Parallel to these measures, a long-term prolongation of the existing lease agreement will be implemented. Jan Lerke, Managing Director of the FIM Group, stated that the goal is to modernise and expand the Netto supermarket in Albstadt-Ebingen together with the operator. This step underpins the company's philosophy as an active portfolio holder committed to sustainably developing locations.

The planned modernisation affects not only the shop interior but also the redesign of the entrance area. Furthermore, the installation of electric charging stations in the car park is planned. The supermarket is surrounded by a densely populated residential area and fulfils an essential supply function in the Ebingen district, which accounts for nearly 20,100 of Albstadt's approximately 46,800 inhabitants. Albstadt holds significant importance within the Zollernalbkreis as a medium-sized supply and shopping location and, as an economic hub, exhibits a positive influx of commuters.

The site is characterised by its excellent accessibility. Its location on Schillerstraße, a heavily trafficked thoroughfare, ensures accessibility for both pedestrians and individual transport. two nearby bus stops complement the connection to public transport. The federal road B 463, running to the south, also ensures regional connectivity. This acquisition is part of the FIM Group's recent investments; the company already acquired a commercial site in Naumburg (Saale) in April 2026.
