HIH Invest reports two successful lettings in the Berlin office market. Materna Information & Communications SE and the French energy company TotalEnergies have been acquired as new tenants for the SpreeKarree property in Berlin-Mitte and the East Side Office in Berlin-Friedrichshain. These developments underscore the resilience of the Berlin office market, even in a challenging market environment.
SpreeKarree: Attractiveness for technology companies confirmed
At the SpreeKarree property, located at Friedrichstraße 134–136 in Berlin-Mitte, the IT service provider Materna Information & Communications SE secured office space. This letting resulted from the re-occupation of areas that will become available upon the departure of an existing tenant at the end of 2025. The transaction was facilitated by Angermann. SpreeKarree is located at Friedrichstraße S-Bahn station and is thus part of a Berlin Central Business District. The ensemble, completed in 2004, comprises a total area of approximately 14,000 square metres for office and commercial use and features an atrium. Martin Schubert, Head of Letting Management Berlin at HIH Real Estate, emphasised that the location between Friedrichstraße, the Spree river, and the government district offers the qualities many companies are currently seeking. Materna's decision confirms the property's attractiveness for technology-oriented users.
East Side Office: Long-term commitment in a sought-after location
For the East Side Office at Mühlenstraße 39 in Berlin-Friedrichshain, HIH Invest has secured the French energy company TotalEnergies as a new tenant. The lease agreement was concluded for a period of five years, with a planned commencement of tenancy in spring 2027. The space was brokered by Colliers. The East Side Office is located in the Mediaspree quarter and offers a total of approximately 17,000 square metres of rental space. The office ensemble, developed in several sections between 2016 and 2018, is characterised by modern, flexible spaces, generous window fronts, and a waterside location directly on the Spree river. It has good connections to Berlin's transport network, making it a highly sought-after office location in Friedrichshain. Ken Kuhnke, Head of Major Tenant Management at HIH Real Estate, highlighted that TotalEnergies' long-term decision for this location demonstrates that high-quality spaces in urban growth districts continue to attract internationally operating companies.
Martin Schubert of HIH Real Estate stated that well-connected, modern spaces in established locations, as well as high quality, flexibility of space, and proximity to urban centres, remain in demand. The recent lettings underscore that companies continue to specifically invest in attractive locations.
