Instone Real Estate has completed the acquisition of an approximately 13,400 square metre plot at Bahnhofstraße/Oppenländerstraße in Waiblingen, part of the Stuttgart metropolitan region, from Diakonie Stetten e.V. The nationwide residential developer plans to realise a residential quarter on the former workshop and office premises. This project involves the creation of approximately 240 housing units, which will comprise a total living space of around 15,000 square metres. A significant component of the planning is the inclusion of at least 20 per cent publicly subsidised flats.

The resolution for the required development plan has already been passed. The concept for the future quarter envisages a diverse mix of housing, including 1- to 4-room flats with barrier-free layouts. From an urban planning perspective, the design is characterised by several articulated building structures grouped around green inner courtyards. Furthermore, public pedestrian connections are planned to ensure the quarter's integration into its urban surroundings.

Mayor Sebastian Wolf stated that the development of the inner-city and centrally located area represents an opportunity to generate urgently needed housing and enhance the urban quality of the location. He emphasised the constructive cooperation with Instone as the basis for a swift and high-quality project implementation. Chris Haller, Head of Baden-Württemberg at Instone, highlighted the potential of conversion sites for creating housing in already developed areas. He articulated the goal of developing a quarter that meets diverse housing needs and integrates harmoniously, with the aspiration of sustainable quarter development that creates affordable housing and added value.

The project will be realised to Efficiency House 40 standard with QNG certification. Heat supply is planned via heat pumps and photovoltaic systems on the roofs. Access to the quarter will be provided by two underground car parks, allowing the interior of the area to be completely car-free. In addition, modern mobility concepts are planned, including charging infrastructure for electromobility, car-sharing services, and extensive bicycle parking facilities.

Waiblingen, a district town in the Rems-Murr district, is located approximately ten kilometres northeast of Stuttgart. Due to its connections to public transport and the federal roads B14 and B29, the city is considered a sought-after residential location in the greater Stuttgart area. The economic strength of the region and the associated number of jobs contribute to a consistently high demand for housing. This underscores the relevance of the planned residential quarter in meeting the demand in the metropolitan region.
