KKR has appointed Sam Caven and Marshall Nevins as Co-Heads of Americas Acquisitions, as first reported by Commercial Observer. This personnel decision underscores the strategic reorientation and the endeavour to strengthen the company's real estate activities in the region. Both new co-heads will report directly to Justin Pattner, Head of Real Estate Equity, Americas, at KKR.
Marshall Nevins joins KKR from Blackstone, where he served as Managing Director and led investments across diverse real estate strategies. Sam Caven has led investment activities in KKR's US real estate funds since 2024 and previously spent 13 years at Starwood Capital. These appointments come as KKR adjusts its organisational structure to ensure future performance and growth.
Strategic Direction and Leadership Model
The new co-heads complement Brett Kelly and Michael Osborne, who already serve as Co-Heads of KKR's Real Estate Equity Asset Management business. Justin Pattner commented on the personnel changes, emphasising the importance of continuous development: “We pride ourselves on evolving continuously, and sometimes the more profound changes in companies manifest as personnel-related adjustments. We are investing, realising gains, and defining our organisational structure for the future to maintain our performance and grow sustainably. This was an ideal time for these changes.” Nevins’ first day of work was August 12.
Pattner also highlighted the benefits of a co-head model: “As a firm, we firmly believe that a proper co-head model, which combines different perspectives and strengths, with an appropriate organisational structure and incentive system, can create a situation where one plus one equals more than two.”
Comprehensive Expertise and Market Strategy
Sam Caven, based in San Francisco, brings 19 years of experience to his new role. At Starwood, he led acquisitions and dispositions of office, industrial, and residential properties and was involved in the formation of Starwood Waypoint Homes and the Starwood Real Estate Income Trust. Previously, Caven worked at JMP Securities in capital raising and M&A advisory for public and private real estate companies. Justin Pattner described Caven as one of the most successful investors in the Western United States, whose reach extends far beyond regional boundaries.
Marshall Nevins, with 17 years of experience, began his career at J.P. Morgan, then moved to Northwood Investors, where he focused on real estate investments, before spending the last five years at Blackstone. His expertise includes identifying, evaluating, and executing investments across various real estate sectors and market cycles. Pattner praised Nevins as a thematic thinker who is an excellent complement to Caven and ready for the next step in jointly leading the acquisitions business.
KKR's Americas real estate equity business is a key growth driver for the entire real estate platform. With the new co-heads for acquisitions, the company sees itself well-positioned to capitalise on future market opportunities. KKR primarily pursues thematic investment strategies but also sees scope for investments in market dislocations, especially during periods of market evolution. Current key themes include investments in assisted living for the growing over-75 age group, productivity enhancement through digital and near-digital investments, the industrial-defensive complex (e.g., onshoring, manufacturing, defence), and affordable housing.
Justin Pattner, who has been with the KKR Real Estate platform since its inception 15 years ago, reflected on its development. The platform now manages $84 billion in assets and employs 130 professionals worldwide. Pattner expressed confidence in the strength of the current team and its ability to attract talent from leading firms such as Starwood, Blackstone, and Carlyle, which underscores the platform's attractiveness and capability.
