Real estate consultancy Logivest has advised Berlin-based spirits manufacturer O'Donnell Moonshine GmbH on leasing new commercial space in the Weißensee district. Prologis Germany Management GmbH is acting as the landlord of the property. The lease agreement covers one of three units within a new commercial park under development on An der Industriebahn.
Completion of the modern new-build project is scheduled for the first quarter of 2027. The spirits producer will occupy the property as first-time tenant and will utilise a total floor area of more than 5,000 square metres. The layout is divided into around 4,500 square metres of warehouse and storage space, approximately 400 square metres of office space, as well as associated outdoor areas. The overall site of the commercial park covers a plot of approximately 32,500 square metres.
Technical specifications and DGNB Platinum certification
The warehouse structure features a clear height of 10.50 metres to the bottom of the trusses. For logistics handling, two ground-level access doors and 18 loading docks with levellers are available. A distinct construction feature is the installation of a specialised WGK-3 sealing membrane, commissioned by the tenant for the compliant handling of water hazard class 3 substances.
From an ecological perspective, the property meets demanding standards and will be awarded DGNB Platinum sustainability certification. The energy concept includes a rooftop photovoltaic system, energy-efficient LED lighting systems, and an electric heat pump with integrated air heaters. Charging stations for electric vehicles and e-bikes will be installed on the premises for the vehicle fleet and workforce.

Location consolidation and transport connections
The new location in Berlin-Weißensee is characterised by its proximity to the inner city and functional transport links. The A114 motorway can be reached in about ten minutes by car, while the A10 Berlin orbital motorway is around a quarter of an hour away.
With the relocation, O'Donnell Moonshine aims to consolidate its production, logistics and administrative operations, which were previously split across three separate properties, at a single address in Berlin. As Lucas Rauhut, Head of Industrial and Logistics Letting Berlin/Brandenburg at Logivest, explained, the brokerage focused on bundling operational processes under one roof. The collaboration with the established Berlin company had been collaborative from the start and enables the tenant to secure its long-term presence in the capital.
