LIV Method, a studio specialising in private training and wellness concepts, will open a new location in Manhattan's Meatpacking District in January. As announced by landlord Sage, the company has signed a lease for 12,028 sq ft of space at 2 Gansevoort Street. This marks LIV Method's third location in Manhattan, alongside existing studios on the Upper East Side and in Midtown.

The new branch spans two levels connected by an open staircase. The concept combines bespoke fitness training with health-focused recovery services. Amenities and on-site services include saunas, cold plunge tubs for ice baths, professional massages and intravenous wellness therapies.

Strengthening the tenant mix in the Meatpacking District

Michael Lenchner, Executive Vice President and Director of Leasing at Sage, stated that LIV Method represented exactly the type of use envisaged for 2 Gansevoort Street. He added that the hospitality-driven, highly personalised luxury offering provides immediate added value for the building's existing tenants and makes the address an even more dynamic destination within the neighbourhood. Matt Sauerhoff, CEO and founder of LIV Method, noted that following almost three years on the Upper East Side, a tailored environment is now being created for clients in the Meatpacking District.

The parties made no official comment regarding the financial terms or the exact duration of the lease. Market data from real estate services firm CBRE indicates that the average asking rent for retail space in the vicinity of Washington Street and 14th Street stood at $333 per square foot in the third quarter of 2026.

Historic building with a modern tenant profile

Built in 1912, 2 Gansevoort Street, also known as 320 West 13th Street, is located directly adjacent to Corporal John Seravalli Playground. In addition to the new wellness offering, the property accommodates primarily technology- and media-focused office and commercial occupiers, including artificial intelligence firm Moloco and music streaming platform Soundcloud.

Sage handled the transaction on the landlord side through an in-house team. On the tenant side, LIV Method was represented by Elliot Dennis of brokerage Dennis Healthcare. Dennis highlighted that 2 Gansevoort Street met all of the premium brand's requirements for a Downtown location in terms of floor layout and ownership structure.
