Santo Taco, a Mexican restaurant concept, is subleasing premises previously occupied by Dig Inn in Manhattan's West Village, Commercial Observer has learned. The concept, launched by Santiago Perez in 2025, will take over the 2,800 square foot ground floor and basement space at 232 Bleecker Street, a property owned by Steven Fuchs, at the corner of Bleecker and Carmine Street. This information was confirmed by ManagRE.
The sublease agreement runs until 2041. ManagRE did not disclose the asking rent for this off-market deal. By way of comparison, the average asking rent in nearby retail corridors in the Meatpacking District was $252 per square foot in the second quarter of 2026, according to CBRE. Navin Bhutani of ManagRE acted as the sole broker in this transaction, and Meerkat Development is responsible for fitting out the space.
Background and Expansion
A request to Dig Inn went unanswered. Steven Fuchs, who owns several properties in the West Village, was unavailable for comment. Santo Taco already operates two locations at 114 Kenmare Street and 94 University Place; the new branch is set to open next month.
Santiago Perez spent ten years as CEO of Mexico City-based Casamata Hospitality. In this role, he was responsible for concepts such as Enrique Olvera's Pujol, as well as Cosme in the Flatiron District and Damian in Los Angeles.
