radley Veneklase, owner of Urban Soil Realty, plans to convert the 200 S. Division Ave. building into a vendor market opening March 1, 2026. The 23,500‑sq‑ft space—16,000 sq‑ft on the first floor and 7,500 sq‑ft in the basement—can host over 80 stalls. Booths will rent for $450 to $600 per month, while artists can lease wall space for $250 monthly. Veneklase, a broker since 1998, bought the property in May 2020 for $450,000. He hopes the market will boost the already lively South Division corridor, complementing existing arts and vintage shops. “It’s an affordable launchpad for new businesses,” he said.
In addition to the Division Ave project, Veneklase operates two boutique hotels—The Blue Jay at 644 Bridge St. NW and The Finnley Hotel at 65 Monroe Center St. NW—and is seeking a state grant to redevelop a 2,000‑sq‑ft building on Wealthy St. SE into a mixed‑use space with four one‑bedroom apartments and a retail or restaurant tenant.
