The renowned law firm O’Melveny & Myers has signed a 15-year lease extension for approximately 100,000 square feet at 1625 Eye Street NW in Washington, D.C. This decision coincides with the new ownership group's extensive renovation plans for the building. O’Melveny & Myers has occupied the 405,000 square-foot property since 2003, taking up the top three floors as its largest tenant.
The property was acquired in 2025 by GreenBarn Investment Group, FarmView Ventures, and capital partner Farallon Capital. The building is strategically located just two blocks north of the White House and features a nine-storey atrium as well as a car park with 425 spaces.
John Wolf, founder and managing partner of FarmView Ventures, commented on the extension: he has known this property for many years and has always believed in the quality of the building, its irreplaceable location, and its long-term potential. The lease extension comes at a time when Washington's office market continues to differentiate between older properties and higher-quality buildings.
Extensive Modernisation Planned
The owners intend to reposition 1625 Eye Street as a prime office building. The planned renovation work includes a redesign of the lobby, an upgrade of the security systems, and the integration of retail spaces by LDV Hospitality. These will include the American Cut Steakhouse and an Italian café. These measures are intended to further enhance the attractiveness of the location.
The modernisation plans also include a rooftop terrace with indoor and outdoor areas for gatherings. Additionally, a conference and event facility and an expanded fitness centre are planned for tenants, in order to meet modern demands for working environments.
