Patron Capital, a European investor in value-add and opportunistic real estate, together with its partner INBRIGHT Portugal, specialising in light industrial and logistics properties, has concluded a long-term lease agreement with automotive supplier Brose Sitech. The contract encompasses 13,000 square metres of warehouse and office space at the “Quinta da Marquesa” business park in Palmela, in the greater Lisbon area.

Brose Sitech has already been located in this business park since 2024. Through this new agreement, the company is expanding its existing footprint to a total of 24,000 square metres, thereby establishing itself as the anchor tenant of the property. This expansion underscores Brose Sitech’s growing presence in the region and the importance of the location for its operational processes.

The “Quinta da Marquesa” business park is situated in close proximity to the Volkswagen Autoeuropa plant in Palmela. This plant is Portugal’s largest industrial employer and one of Europe’s most significant automotive production sites. Autoeuropa is currently expanding its activities and preparing new production programmes, including the manufacturing of the Volkswagen ID.1.

Portugal is increasingly gaining importance as a European production and logistics hub. In addition to its strategic location, a well-educated workforce and a robust industrial base contribute to this development. The Lisbon and Setúbal regions, in particular, benefit from growing industrial clusters, an efficient transport infrastructure, and proximity to major production facilities.

Quinta da Marquesa offers a total of 26,000 square metres of warehouse and office space, features twelve loading docks, and boasts optimal transport links. The A2 and A12 motorways provide direct access to regional and national transport networks. Since acquiring the property in 2025, Patron Capital and INBRIGHT Portugal have been pursuing a comprehensive programme for the further development of the site.

The focus of the further development is the targeted BREEAM-In-Use certification. Furthermore, specific investments are being made in energy efficiency, workplace quality, and the long-term optimisation of the property’s operational performance. These measures reflect the commitment to providing modern and sustainable industrial spaces.

Jonatas Szkurnik, Senior Partner and Investment Director at Patron Capital, confirmed that this transaction demonstrates the high demand from international users for modern and strategically located industrial spaces in Portugal. He emphasised Palmela’s significance for the European automotive industry and the growing need for more resilient supply chains positioned closer to relevant sales markets. Christoph Gumlich, Managing Partner at INBRIGHT Portugal, highlighted that Brose Sitech’s decision to double its space is the result of the trust built through close and collaborative partnership. He noted that the company was able to respond flexibly to short-term changes in space utilisation requirements.
