Prologis, a leading provider of logistics real estate, has reinforced its commitment to the Bönen location through the acquisition of a logistics property. The transaction, in which Hackenberg & Co. acted as an advisory firm, complements Prologis's existing portfolio in this region, which already includes an immediately adjacent property. The acquisition strengthens the company's position in a strategically important logistics hub.

The logistics property in question was developed in 2011 by the seller, who also acted as the original developer. It offers approximately 11,000 square metres of rental space on a plot of around 30,000 square metres. At the time of sale, the property was fully let to a single occupier, which underscores its attractiveness as an established investment. An additional feature of the property is a land reserve for development, which offers further potential for expansion and allows for future extensions.

The Bönen location is distinguished by its strategic position in close proximity to the Kamener Kreuz, one of the most important transport hubs in the German motorway network. The direct access to the A1 and A2 federal motorways creates optimal conditions for handling national and international distribution traffic, which further enhances the attractiveness of the acquired logistics space.

Structured Transaction Process

Hackenberg & Co. was exclusively mandated by the seller to structure and execute the entire sale process for the logistics property. This included strategic preparation, targeted outreach to selected investors, coordination of all parties involved during due diligence, and management through to the successful closing of the transaction. Hagen Hackenberg, Managing Partner of Hackenberg & Co. GmbH, based in Königstein, emphasised that successful transactions are not accidental. He highlighted that in a challenging market environment, the quality of a property alone is not decisive. Rather, for economic success, it is crucial to position a property realistically, to specifically approach the right investors, and to consistently manage a clearly structured sales process. The transaction in Bönen demonstrates that a convincing result can be achieved in a short time through careful preparation and a competitively managed process.

Prologis was supported in this acquisition by advisory firms DLA Piper, Arcadis, and TAUW. The parties involved have agreed not to disclose details of the purchase price, which is common practice in the real estate industry for such transactions. This acquisition underscores Prologis's strategic interest in prime logistics locations in Germany.
