Taxable property values in Los Angeles County totalled a record $2.272 trillion at the beginning of 2026. This represents a 4.42 per cent year-on-year increase, notwithstanding the devastating wildfires 17 months ago and a property market that is still recovering in some respects from the effects of the COVID pandemic.
The current assessment roll, which reflects property values as of 1 January, assists government officials in preparing annual budgets and forecasting tax revenues. It includes almost 2.4 million taxable parcels.
Jeff Prang, the L.A. County Assessor, announced that the assessment roll has grown by $96 billion since 2025. This marks the 16th consecutive year of value appreciation. This roll is expected to generate over $27 billion in property taxes for public schools, healthcare, public safety, and other government services.
Prang commented in a statement: “When I presented the forecast to the Board of Supervisors in May, I emphasised that the 2025-2026 fiscal year was a challenging one, and the impact of January’s devastating wildfires will be felt for years to come. Nevertheless, the Los Angeles County economy continues to demonstrate remarkable resilience.”
Property transfers contributed significantly to the value increase, adding $49 billion to the estimated value. New constructions contributed over $12 billion. The maximum allowable inflation adjustment of 2 per cent under state law further increased the value by $43 billion. Although home sales in L.A. County moderated in 2025, the median home sale price still reached $982,000.

The consolidated data underscore the sustained vitality of the Los Angeles County property market, even under challenging conditions, and highlight the various factors shaping value development across different sub-markets.
