Exchange-listed real estate investment trust Starwood Property Trust posted a net loss of 389.7 million dollars in the third quarter of 2026. In the prior-year quarter, the Miami Beach-based financing and investment company had generated a net profit of 72.6 million dollars, while a positive result of 6.6 million dollars was recorded three months earlier. Distributable earnings amounted to 116.8 million dollars, compared with 151.5 million dollars in the previous quarter and 148.6 million dollars in the prior-year period.
The main driver of the negative quarterly result was a high provision for credit losses of 336.6 million dollars. In addition, there was a net loss from the fair value adjustment of mortgage loans of 121.6 million dollars. Following the release of the figures, the company's shares fell by 3 per cent to 12.36 dollars. Since the start of the year, the stock has recorded a drop of 32 per cent, with the decline over a five-year period standing at 52 per cent.
Resolution of legacy assets and new lending volume
Chairman and Chief Executive Officer Barry Sternlicht characterised the share price pressure as temporary turbulence. He stressed that fundamentals across commercial property markets were brightening noticeably. With an enterprise value of 32.3 billion dollars, Starwood is more than twice the size of its nearest publicly listed competitor. The company possesses sound liquidity and a diversified business structure to navigate the current market phase successfully.
Jeffrey DiModica, President of Starwood Property Trust, explained that reducing legacy loan exposures from the low-interest phase prior to 2022 was of the highest priority. He noted that solutions had already been implemented for exposures exceeding 250 million dollars, with plans to resolve transactions of more than 800 million dollars by the end of the year. The released capital is to be reinvested swiftly into high-yielding new assets.
- —Investments of more than 3.2 billion dollars in the third quarter, including 2.4 billion dollars in commercial lending
- —New investments totalling 8.2 billion dollars since the start of the year
- —Early repayment of 500 million dollars in corporate debt six months prior to maturity
- —Current liquidity position of 1.1 billion dollars
Diversification and the influence of the construction sector
DiModica pointed out that commercial property loans account for only around half of assets. Segments such as net lease properties, residential property financing, special servicing and energy infrastructure provide stability to the business model. He added that the capital market does not yet adequately value these revenue streams and the risk diversification.
Sternlicht added that the massive expansion of US data centres is currently absorbing significant construction capacity, dampening new space additions in other commercial segments. Declining new supply would support earnings for owners and investors in future. Parent company Starwood Capital Group had closed a 10.2 billion dollar opportunistic data centre fund in July. Should tech stocks and economic performance weaken in the coming months, interest rate cuts are likely to follow, which would provide significant momentum to the entire real estate sector.
