Art-Invest Real Estate has successfully secured three long-term tenants for Alter Wall in Hamburg. The new tenants are LVATE, a provider in the field of aesthetic medicine, and Alstafleet Loft by Men’s Needs, a concept store featuring gastronomy and event spaces. An existing presence will be expanded by WALLTER's Bistro & Kontor in the form of a standalone event office. All openings are scheduled for autumn 2026.
LVATE will occupy approximately 450 m² at Alter Wall 12. The company, founded in 2022 by Dr. Lukas Kohler, specialises in aesthetic, dermatological and cosmetic treatments. Hamburg will be the company's third location, alongside Munich and Düsseldorf. This underscores its expansion in a growing market segment for aesthetic procedures and non-invasive interventions.
Alstafleet Loft by Men’s Needs, initiated by Chris Brock and Simon Back, who have already established the Men’s Needs concept, will set up a combined store, deli, and event space concept across approximately 760 m² at Alter Wall 4. The focus here is on lifestyle products, food and beverages, and providing an event space on the first floor for various functions.
Expansion and Urban Development
WALLTER's Bistro & Kontor, managed by Christian Preussen, Philipp Preussen, and Moritz Stolberg, has been present on Alter Wall since late 2020. The expansion includes a separate event office of around 250 m² on the canal side. This area is designed to operate independently from the restaurant and will serve as a dedicated space for corporate events, private celebrations, and proprietary event formats.
Martin Wolfrat, Managing Director at Art-Invest Real Estate, highlighted that the new additions underline the curated offering structure on Alter Wall. He noted that the development contributes to the revitalisation of the city centre, particularly in the context of the imminent completion of the House of Citizenship at Alter Wall 38, as well as The Hoxton Hotel and further office and residential units in the surrounding area. Dr. Lukas Kohler of LVATE, along with Chris Brock and Simon Back of Alstafleet Loft by Men’s Needs, expressed positive sentiments about the location choice, which they believe provides a suitable setting for their concepts.
Christian and Philipp Preussen of WALLTER's Bistro & Kontor confirmed the positive reception to the new space during a pop-up phase. They stated that the standalone event office now offers expanded possibilities for events. Currently, the promenade between Alter Wall 2 and 32 is undergoing a beautification phase aimed at enhancing the quality of stay through construction measures, including the integration of trees and lighter paving. These works in front of the building ensemble are expected to be completed in autumn 2026.
