International retail has recorded a prominent deal in Hamburg city centre. The US lifestyle and fashion brand Urban Outfitters has signed a long-term lease for a new flagship store in Spitalerstraße. The company secured more than 1,200 square metres of retail space spread across two levels.
The leased premises are located in the traditional Brüggemann & Barkmann Haus at Spitalerstraße 32. Built in 1906, the merchant building features a prominent corner position at the junction with Gerhart-Hauptmann-Platz, making it one of the high-footfall hubs of central Hamburg. The space is scheduled to be occupied and open for customer business by 2027.
Footfall anchor in historic merchant building
Urban Outfitters offers a product range comprising streetwear, vintage clothing, homeware, sound recordings and art objects. In international retail, the concept is regarded as an established footfall driver for a younger, urban demographic. With its planned entry at this location, the brand strengthens its brick-and-mortar presence in the northern German region.
Several advisory firms were involved in brokering the lease. The retail specialists from COMFORT Berlin advised on the letting in partnership with The McDevitt Company on the tenant side. The property owner was exclusively represented in the transaction by Frank Reitzig Immobilien Consulting.
Realignment of Hamburg's pedestrian zone
According to Andreas Kogge, Managing Director at COMFORT, the traditional shopping thoroughfare faces a notable structural transformation. Together with the recently opened Victoria's Secret store and the upcoming arrival of a Spanish fashion brand, the addition of Urban Outfitters is driving the shift towards trend-oriented concepts. According to COMFORT, further lease agreements and market entries in the immediate vicinity of the property have already been agreed and will be announced shortly.
