Harbor Fitness, a Brooklyn-based fitness brand, has concluded a 25-year lease for a 20,000 square foot space at 3460 Nostrand Avenue in South Brooklyn. The information was announced by Augenbaum Realty, which brokered the transaction. This new branch will be the company's eighth in Brooklyn, significantly expanding its presence in the borough.
The leased space in Sheepshead Bay is equally divided between the ground floor and the basement of the property. According to the brokerage firm, the asking rent for this space was $40 per square foot. Josh Augenbaum of Augenbaum Realty represented both the landlord Gaama Partners and the tenant Harbor Fitness in this deal.
Facilities and Transaction Background
Josh Augenbaum commented on the significance of the new branch: “This will comprehensively serve the Sheepshead Bay community with state-of-the-art facilities and knowledgeable staff, as all Harbor Fitness locations do.” The relationship between Augenbaum and Harbor Fitness is longstanding; he previously assisted the brand in 2021 with establishing its sixth branch, a 26,000 square foot space, at 943 Kings Highway in Midwood, Brooklyn.
The new Harbor Fitness branch in Sheepshead Bay will also feature a 6,000 square foot outdoor area. The property at 3460 Nostrand Avenue, originally single-storey, was previously used and owned by S&D Kids, a retailer of children's clothing, toys, and accessories. S&D Kids continues to operate a location at 1480 Rockaway Parkway in Canarsie.
Property Acquisition and Lease Signing
The building was offered for sale in early August 2025. Gaama Partners, whose mailing address matches that of Augenbaum Realty, acquired the property on 1 September of the same year for $5.1 million, according to property records. The lease for Harbor Fitness was also signed on 1 September, as confirmed by Augenbaum Realty. This simultaneous execution underscores the efficient coordination between the parties involved.
