Hamburg Commercial Bank (HCOB) and SaarLB, as consortium partners, are jointly financing a logistics development project by Peakside Capital Advisors AG in Mülheim-Kärlich. The financing sum amounts to 84.8 million Euros. The planned logistics property will be built on a plot of approximately 107,000 square metres near Koblenz and will comprise a rental area of about 61,000 square metres. Construction is scheduled to begin by the end of 2026, with completion expected in spring 2028.
The property is already fully let for a period of 20 years to a major textile service provider, even before completion. In addition to primary storage areas, modern service and office spaces are also integrated into the planning. The building aims for a DGNB Gold certification, which underscores the focus on sustainability.
Sustainability Concept and Location Advantages
The development project in Mülheim-Kärlich is designed for a high degree of energy self-sufficiency. This is achieved through various measures that were taken into account during the planning phase. The integration of these technologies is intended to optimise operating costs and minimise the ecological footprint, which meets the requirements of modern logistics properties.
- —Installation of a photovoltaic system
- —Creation of green roofs
- —Facilities for rainwater management
- —Provision of charging infrastructure
- —Use of heat pumps
Stefan Hoenen, Head of Commercial Real Estate at Hamburg Commercial Bank, commented on the significance of the project. He highlighted that a modern logistics property with excellent transport links is being created, which is also already long-term let. Hoenen emphasised the bank's pleasure in supporting Peakside with tailored financing for the realisation of the project.
Boris Schran, Founder and Managing Partner of Peakside, pointed to the continuity of the collaboration. He highlighted Hamburg Commercial Bank's role as a reliable and solution-oriented financing partner in previous transactions. The location in Mülheim-Kärlich is particularly compelling due to its excellent connections to rail, road, and inland waterway transport, which underlines the strategic importance of the project.
