Logicor, a leading provider of logistics properties, has communicated the on-schedule completion of three extensive redevelopment projects in Germany, with a total lettable area of approximately 65,000 sq m. This development includes sites in Nuremberg, Langenfeld and Neuss, where existing buildings were demolished and replaced by modern logistics and industrial properties. The primary goal of this strategy is to provide flexible space concepts that cater to various user groups, including logistics service providers, e-commerce companies, and businesses from the light industrial segment.
The Langenfeld site is already fully let following the completion of construction works. In Neuss, an initial lease agreement has been signed; overall, Logicor is registering significant demand from potential tenants at both the Neuss and Nuremberg sites. This high acceptance underscores the attractiveness of the newly developed spaces in the market. Logicor's strategic focus on the German market is further strengthened by these projects.
Strategy and Sustainability
Janica Gerecke, Managing Director, Head of Germany at Logicor, placed these successes in the context of the company's strategy. She emphasised that the completion of these projects represents a significant milestone in Logicor's redevelopment strategy in Germany. The core objective is the targeted further development of the existing property portfolio and the creation of modern and sustainably designed spaces in established logistics regions. The early leasing successes confirm the assumption that there is high demand for high-quality and flexibly usable spaces, even in a more challenging market environment.
Another central aspect of the developments is the consistent implementation of sustainability standards. All three properties were realised in accordance with the BEG 40 energy standard and are each aiming for DGNB Gold certification. The properties' features include forward-looking technologies and measures to reduce the ecological footprint. These include, among other things:

- —Fossil-free heating systems to minimise emissions
- —Energy-efficient LED lighting to reduce electricity consumption
- —Green roofs and facades, as well as the de-sealing of areas to promote biodiversity and the microclimate
The choice of locations was strategic, to benefit from already established economic regions with excellent transport links. The properties in Langenfeld and Neuss are positioned in the Rhine-Ruhr area between Düsseldorf and Cologne, thus providing optimal connections to one of Europe's most important economic regions. Nuremberg is one of the central logistics hubs in Southern Germany. These locations enable efficient regional and supra-regional distribution. Furthermore, the sites offer access to relevant labour markets and existing industrial and logistics networks, which further increases their attractiveness for potential tenants.
